Winterville's Median Price Just Passed Greenville's. Here's What The Number Isn't Telling You

A buyer cross-shopping Winterville and Greenville this summer will run into the same moment of confusion twice. They pull up listings in Winterville, see a median sale price north of $300,000, then switch tabs to Greenville and watch that number drop by tens of thousands of dollars. The easy read is that Winterville has become the pricier, more competitive town and Greenville is where the deals are.

That read is wrong, or at least incomplete. Look past the median to the number underneath it, price per square foot, and the gap all but disappears. What's actually happening in these two Pitt County markets has less to do with location value and more to do with what kind of house is currently changing hands in each one.

The number that flipped

Start with what the portals show first, because it is the number most buyers anchor on.

Winterville's median list price sat at $337,000 in August 2026, down slightly from a year earlier, with homes running about $162 per square foot, roughly matching where that per-foot figure stood a year earlier, according to Movoto's market data for the town. That is not a one-month blip. Earlier in the year, Redfin's Winterville figures for January 2026 already showed a median sale price of $300,000, up 15.4% year over year, with homes selling in a median of 49 days, down sharply from 107 days the year before.

Greenville, over the same stretch, has been running lower on the headline number. Redfin's data for the three months ending May 2026 put Greenville's median sale price at $270,000, up a more modest 2.8% year over year, with homes taking a median of 43 days to sell, up from 28 days the year prior. A separate May 2026 snapshot from a Greenville-focused brokerage site put the median sale price a bit higher, at $290,000, up 9.4% year over year.

However you stack it, Winterville's median has been running somewhere between $30,000 and $60,000 above Greenville's for most of 2026. If you stopped reading there, you'd conclude Winterville costs more to live in. That conclusion doesn't survive the next number.

The number portals bury

Price per square foot is where the story changes. It's the figure that strips out the size and age of the home and tells you what you're actually paying for the square footage itself, and in Winterville and Greenville right now, that figure is nearly identical.

Winterville has been running $154 to $162 per square foot across 2026, depending on the month and the source. Greenville has been running $156 to $159 per square foot over the same window, per Redfin's May 2026 data and a separate May 2026 tally that put the town's average at $159.09 per square foot, up from $156.16 the month before and $155 a year earlier.

A few dollars separate these two towns on a per-square-foot basis. That's not a location premium. That's noise between data sources measuring slightly different windows and slightly different slices of inventory. If Winterville homes genuinely cost more to build, buy, or own per square foot, the psf number would show it clearly. It doesn't.

So where did the $30,000 to $60,000 median gap come from? It came from the size of the homes selling, not the price of the dirt underneath them.

Why the mix moved

Winterville is in the middle of a new-construction cycle, and D.R. Horton is the most active builder driving it, according to new-home tracking site Livabl. That matters because new construction skews the median upward simply by adding bigger, newer homes to the pool of what's selling.

Take Ridgewood Farms, one of D.R. Horton's active communities in Winterville. Its floorplans run from 1,764 to 2,824 square feet across one and two-story designs, all with three to five bedrooms and two-car garages. The Townes at Ridgewood Farms, the attached-home version of the same community, offers smaller floorplans starting around 1,418 square feet, with listed pricing that has started in the low $200,000s for the entry townhome product.

Both sit about four miles from East Carolina University and roughly five miles from downtown Greenville, with Ridgewood Elementary less than a mile away and Alice F. Keene District Park nearby for anyone who wants trails without leaving town. That's the kind of inventory currently pulling the Winterville median upward. It's not that land in Winterville costs more per square foot. It's that a larger share of what's selling there right now is new, bigger, and came with a builder warranty attached.

Greenville, by comparison, is a market with a longer construction history and a wider range of home ages sitting side by side, from compact starter homes to legacy properties built decades ago. That mix holds the town's median lower even though its per-square-foot cost is running about the same as Winterville's.

What this actually means if you're cross-shopping

None of this tells you which town to buy in. It tells you what the number you're looking at actually measures, which changes how you should use it.

  1. Stop using the median to compare towns. Use it to understand what's currently for sale in each one. A high median in Winterville reflects an active new-build pipeline, not a location tax.
  2. Ask for price per square foot on any home you're seriously considering, in both towns, and compare that instead of the sale price alone. It's a cleaner apples-to-apples number.
  3. Decide what you're actually optimizing for. If you want square footage, a warranty, and modern floorplans, Winterville's current new-construction supply delivers that near cost-parity with Greenville on a per-foot basis. If you want a wider range of home ages, styles, and price points to choose from, Greenville's longer-established stock still offers more variety.
  4. Watch days on market as a separate signal from price. Greenville's median days on market lengthened from 28 to 43 days over the past year, while Winterville tightened earlier in the year before settling closer to 50 days by summer. Neither town is currently a market where you can assume a slow sale means a soft price, and neither is running so hot that speed alone should drive your offer strategy.

A quick FAQ

Does this mean Winterville homes are a better value than Greenville homes right now? Not automatically. It means the higher Winterville median reflects more square footage and newer construction in the current sales mix, not a cost premium per square foot. Whether that's a better value for you depends on whether you want that extra space and the newer build, or whether an older home with a different footprint in Greenville fits your plans just as well.

Should I expect this gap to hold steady, widen, or close? That depends on how much new-construction inventory keeps moving through Winterville relative to resale activity in both towns. Horton keep delivering larger new floorplans into the Winterville sales mix, the median gap between the two towns is likely to persist even while the per-square-foot cost stays close.

Is price per square foot the only number I should look at? No. Lot size, age of major systems, HOA obligations, and commute time all factor into what a home is actually worth to you. Price per square foot is a useful check on the headline number, not a replacement for a full comparison.
